Buying a Lake Home in Minnesota: Look Beyond the View

It’s easy to understand why people want to own a place on the lake.

Walk through the house, step onto the deck and see the water stretching out in front of you, and suddenly it’s pretty easy to imagine morning coffee on the dock, evenings around the fire and weekends spent on the water.

But when you’re considering a lake property, try not to let the view make every decision for you.

Because with lakeshore, you’re buying much more than a house.

Start With the Lake

Not every Minnesota lake provides the same experience.

Think about why you want to be on the water.

Are you primarily interested in fishing? Boating? Swimming? Kayaking? Quiet evenings? Do you want a large recreational lake, or would you rather have something smaller and quieter?

The answer can completely change which properties make sense.

Don’t assume that because a house is advertised as lakeshore, the lake will automatically work for the way you want to use it.

Look Closely at the Shoreline

One hundred feet of shoreline can look very different from one property to another.

Is the shoreline sandy, rocky, weedy or mucky? Is there a significant drop-off? Is the water shallow for a long distance? Is there adequate depth for the type of boat you own?

Consider how you’ll actually get from the house to the water as well.

A steep property may offer an incredible elevated view but involve a lot of stairs. Level elevation may be more important if accessibility is a concern or if you have young children or grandchildren.

Neither is necessarily better.

It’s about finding what works for you.

The House Still Matters

Once you’ve fallen in love with the water, don’t forget to turn around and look at the house.

Many lake properties started as seasonal cabins and were modified over the years. Some have been expanded, remodeled or converted for year-round use.

Understanding the age and condition of those improvements can be important.

Look at the same things you would with any other property: foundation, roof, electrical, plumbing, insulation, heating and cooling, windows and overall construction.

Understand the Well and Septic

Many lake homes rely on private wells and septic systems.

You’ll want to understand what systems serve the property, where they’re located and what information is available about their condition.

Depending on the property and transaction, inspections or additional evaluations may be appropriate.

This is an area where guessing isn’t worth it.

If something needs professional evaluation, bring in the appropriate professional.

Think About All Four Seasons

A property that makes a fantastic July cabin isn’t automatically a great January home.

If you’re planning to use the property year-round, consider winter access, heating, insulation, plumbing and snow removal.

Is the road maintained throughout the winter? What about the driveway? Is the home designed and equipped for year-round occupancy?

If you’re only planning seasonal use, your priorities may be completely different.

Check Out More Than One Lake

Rather than deciding you need to be on one specific lake before you begin, tell us what you want to do at your lake property.

You may discover a lake or area you hadn’t considered.

Think About the Property Five Years From Now

A cabin may be a weekend getaway today and something completely different later.

Could you eventually want to live there full-time? Will you need more bedrooms as the family grows? Do you need room for boats, trailers, ATVs or other equipment?

You don’t have to predict the future perfectly.

But it’s worth considering whether the property can grow with the way you intend to use it.

Local Knowledge Makes a Difference

A listing can tell you the number of bedrooms, bathrooms and feet of shoreline.

It can’t always tell you what it’s like to live there.
